Hausmann in Omaha: A Decade of Growth, Projects, and Investment

As Hausmann enters our tenth year in Omaha, it’s clear that this city has become a cornerstone of our work across Nebraska and the region. Here’s a look at how Hausmann is growing with the Omaha construction market.

Understanding the Omaha Construction Landscape

Omaha remains a resilient Midwest construction market, supported by steady population growth, a balanced economy, and consistent public and private investment. In Nebraska, the construction industry employs roughly 70,000 people, with about 42% of that workforce concentrated in the Omaha-Council Bluffs metro. With the state’s construction economy contributing $3.9 billion in GDP, Omaha stands as a primary building hub. And with more than $9 billion in new construction activity underway, Omaha is in the midst of a citywide transformation.

For builders, these indicators point to a clear reality: the opportunity—and responsibility—to deliver thoughtful, high-impact projects.

Building What Omaha Needs

Named within Omaha’s billion-dollar makeover is one Hausmann’s signature projects, Levi Carter Park Activity and Sports Complex. A transformational investment in recreation access and community space, the project will expand year-round programming and activate one of the city’s most historic park districts. As Omaha invests in public assets, Levi Carter Park shows how strategic construction can directly serve growing neighborhoods.

Downtown, Hausmann is contributing to Omaha’s continued momentum through projects like Old Market Gardens. Set within one of the city’s most active and historic districts, the project strengthens public space and walkability while elevating the everyday downtown experience.

Hausmann is also working to close the region’s housing gap, as recent assessments show only one dedicated affordable unit for every five households who need one. Multifamily, townhome, and site redevelopments like The Arthur, Thirty Seven West Farnam, and Westline at Flanagan Lake are key contributors. Hausmann has added over 1,500 units to the metro area in the last five years, with nearly 500 more currently in progress.

A portion of this work is tied to the University of Nebraska Medical Center’s long-range campus transformation. Of Hausmann’s units underway, 235 support UNMC’s expansion with the university’s first on-campus residence hall designed specifically for graduate medical students. That build aligns with initiatives like Project Health and EDGE Omaha, which are reshaping the academic medical center into a global hub for research and training. Housing is a critical component of this growth, enabling students, researchers, and health professionals to live close to where they learn, work, and innovate.

Hausmann’s Future in Omaha

Since entering the Omaha market in 2016, Hausmann has delivered a growing portfolio across education, commercial development, housing, healthcare, and public institutions. Our work now spans the community—from multiple projects with Bennington Public Schools and Omaha Public Schools, to regional businesses, financial institutions, and more than 15 builds with the University of Nebraska at Omaha and UNMC. We’ve also partnered with trusted nonprofit and healthcare leaders, including new facilities for Community Alliance and Think Whole Person Healthcare.

That project growth has been matched by the growth of our people. Over the last decade, our Omaha team has experienced more than 350% workforce growth, reflecting the scale of work underway and the trust of our area clients. Each project has strengthened our relationships with local trade partners, institutions, and neighborhoods, building the foundation for a long-term presence in the region.

To support that, we are investing in the space our teams need. In October 2025, we broke ground on a new 15,000-square-foot office designed by Alley Poyner Macchietto Architecture, celebrating the topping out just before the end of the year. This build will serve our expanding workforce and the scale of projects ahead, creating a place to collaborate with clients, host community gatherings, and support daily operations. It’s an investment that reflects our commitment to the Omaha market and the clients who continue to choose us.

We expect Omaha to remain central to our regional strategy. With a new office, expanded staffing, and a decade of proven performance, Hausmann is positioned to take on larger and more complex work in a market that continues to accelerate.
